Terms of Service

These Terms of Service (“Terms”) govern your access to and use of the Rentaura website at rentaura.ai and the Rentaura iOS application (together, the “Service”), operated by Rentaura, based in Vancouver, British Columbia, Canada. By creating an account or using the Service you agree to these Terms. If you don’t agree, don’t use the Service.

1. What Rentaura does

Rentaura is a rental discovery service. We aggregate public rental listings from third-party sources (such as Craigslist and Kijiji), score them for value relative to comparable units, and surface matches to you based on the criteria you provide (budget, bedrooms, neighbourhoods, amenities, and so on). For aggregated listings, you contact the landlord directly through the original source. For first-party listings posted on Rentaura, applications are submitted through the Service.

Rentaura is not a real estate brokerage, a landlord, a tenant representative, or a party to any rental agreement. We surface listings; we do not verify them, guarantee their availability, or warrant the accuracy of their details.

2. Eligibility

You must be at least 16 years old to use the Service. By using the Service you represent that you meet this requirement and that you have the legal capacity to enter into these Terms.

3. Your account

  • You are responsible for safeguarding your account credentials and for all activity that occurs under your account.
  • You agree to provide accurate, current, and complete information when you create your account and to keep it updated.
  • You may delete your account at any time from the iOS app or by emailing support@rentaura.ai. Deletion removes your profile, searches, matches, applications, and device tokens within thirty (30) days, subject to limited legal-retention exceptions described in our Privacy Policy.

4. Acceptable use

When using the Service, you agree NOT to:

  • Submit false, misleading, or impersonating information in your profile, applications, or messages.
  • Use the Service to harass, defraud, or discriminate against landlords or other users on any basis prohibited by applicable law (including but not limited to race, religion, family status, source of income, disability, or sexual orientation).
  • Scrape, crawl, or systematically extract data from the Service except as expressly permitted in writing by Rentaura.
  • Reverse-engineer, decompile, or attempt to derive the source code or model parameters of any part of the Service.
  • Use the Service to send spam, bulk mail, or unsolicited commercial messages to landlords.
  • Interfere with the security, integrity, or availability of the Service or attempt to gain unauthorised access to any account or system.

We may suspend or terminate your account if we believe you’ve violated these rules.

5. Third-party listings and external sites

The Service surfaces rental listings sourced from third-party platforms such as Craigslist and Kijiji. When you choose to contact a landlord for one of these aggregated listings, you are directed to the original source site, where you complete your inquiry under that site’s own terms and privacy practices. Rentaura is not responsible for the content, terms, privacy practices, security, or conduct of those third-party sites or of any landlord or other user you interact with through them.

We make reasonable efforts to surface accurate listing data but make no warranty that aggregated listings are current, real, lawfully posted, or available.

6. Roommate matching

The Service includes a roommate-matching feature that pairs users with similar criteria into groups. When you join or form a roommate group, certain profile fields you provided (name, employment, income range, occupants, pets) are visible to other members of that group so they can evaluate fit. You can leave a group at any time. Rentaura does not screen, vet, or verify other users beyond the information they have themselves submitted; you are responsible for evaluating roommate compatibility on your own.

7. Fees

Rentaura is currently free to tenants. We reserve the right to introduce paid features or subscription tiers in the future; if we do, we will give you advance notice in-app or by email before any new fee applies to your account, and any new fees will be clearly disclosed at the point of purchase.

8. Your content

You retain ownership of the information and content you submit to the Service (profile data, application content, messages, references). You grant Rentaura a worldwide, non-exclusive, royalty-free licence to host, store, transmit, and display that content as necessary to operate the Service on your behalf — for example, including your application details in an outbound email to a landlord. This licence ends when you delete the content or your account, subject only to backup-retention windows we may need to fully purge it.

9. Intellectual property

The Service, including the Rentaura name, logo, software, scoring models, designs, and aggregated curation of listings, is the property of Rentaura and is protected by Canadian and international intellectual-property laws. You may use the Service for its intended purpose; you may not copy, modify, distribute, sell, or create derivative works of the Service or its components without our prior written consent.

10. Disclaimers

The Service is provided “as is” and “as available” without warranties of any kind, whether express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, non-infringement, accuracy, or availability. Rentaura does not warrant that any specific rental match, landlord, or listing will result in a tenancy.

11. Limitation of liability

To the maximum extent permitted by applicable law, Rentaura, its officers, employees, and agents will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, revenues, data, or goodwill, arising from your use of or inability to use the Service. Our total liability to you for any claim arising out of or relating to these Terms or the Service will not exceed CAD $100 or the amount you have paid Rentaura in the preceding twelve (12) months, whichever is greater.

Some jurisdictions don’t allow the exclusion or limitation of incidental or consequential damages, so the above limitation may not apply to you in full.

12. Indemnity

You agree to indemnify and hold harmless Rentaura from any claims, damages, losses, or expenses (including reasonable legal fees) arising from your violation of these Terms, your misuse of the Service, or your interactions with landlords or other users through the Service.

13. Termination

You may stop using the Service at any time and may delete your account as described in Section 3. We may suspend or terminate your access if we reasonably believe you have violated these Terms or applicable law, or if continued provision of the Service to you creates a legal, security, or operational risk. Sections of these Terms that by their nature should survive termination (such as ownership, disclaimers, limitations of liability, indemnity, and governing law) will survive.

14. Governing law and disputes

These Terms are governed by the laws of the Province of British Columbia and the applicable laws of Canada, without regard to conflict-of-law principles. Any dispute arising out of or relating to these Terms or the Service will be brought in the courts located in Vancouver, British Columbia, and you and Rentaura consent to the personal jurisdiction of those courts.

15. Changes to these Terms

We may update these Terms from time to time. When we make material changes, we will update the “Effective” date at the top of this page and, for changes that materially reduce your rights or expand your obligations, notify you in-app or by email at least fourteen (14) days before the new Terms take effect. Your continued use of the Service after the effective date constitutes acceptance of the updated Terms.
